    I have to rant a little so excuse me for a little bit. We have been trying to get a refinance for about 3 months now. Getting dragged along in the paperwork and constant requests for more. I have refinanced before so this isn't my first rodeo. I new how much the appraisal needed to be and told this tool we were working with that I didn't have 500.00 dollars just to throw away if the appraisal didn't meet the amount needed.

    We told them about a month ago that we were done and would just stay with what we had. The aforementioned "tool" talked me into continuing saying, and I quote, "the appraiser won't do it if he doesn't think it will come close". Guess what, he did it and he valued my house 26,000.00 dollars less than the needed amount. This tool wouldn't return my calls and if I caught him on the phone, he would blow me off. I know I won't get my money back but I am on a mission to keep them from getting some refi's. That way at least I will feel like I got my moneys worth.

    I should've known better to think that there are still people out there with integrity that could just say truth and not just be after the all mighty dollar. In my opinion, they are nothing but lying, thieving, dirtbags and everytime I see that stupid commercial, it makes me want to shoot the tv.

    There, I feel better. I think I will go fishing now.

    not in this business and not trying to defend this "tool" but I know things have gotten very hard on regs and uw... Im not saying yours is not, but them fudging numbers and over appraising houses is one of the large reasons for the mortgage mess. Govt has tighted the belt on this from what I am told.

    I see it daily when mortg company calls from CA and wants 500,000 coverage on a 350,000 house....no land just house. They proceed to tell me appraisal said 500,000 originally. I proceed to ask them if they have been to house....of course they say no- I say guess what I have....yall are crazy and why we are in this mess.

    Again, not jumping on you nor defending him, but there have been a ton of changes to this kind of stuff recently. Good luck fishing

      You tried to get a loan from the creepy-tooth dude?

      His cheesy-*** commercials should have been a hint....

        I looked at Texas Lending but all the reviews I read scared me off.

        I just finished a refi in Dallas. Took about 6 weeks from first contact to funding the loan. If anyone needs a mortgage guy, check out www.griffinmike.com. He will definitely take care of you.

          I know there are alot of reasons for the mortage crisis and I guess I am having a hard time paying for someone else's problem. I could have bought a new bow with that money, maybe that is why I am so mad. I just don't like being told one thing and then getting screwed. This "tool" doesn't even have the cahones to own up to what he said and apologize for misleading me. He actually said that we could eat ramen noodles for a month, that it would be worth it. That is an actual quote from him. I would love to meet him and shove those ramen noodles up his....... You get the picture. Ok, I am done now, I think.

            He plays in alot of the golf tournaments we sponsor and I got stuck with him in our foursome one time. "Tool" has to be the nicest description of him that I can think of. If I were Summer's Eve, I would sue him for copyright infringement.

              I had a bad experience with them. I was talking with one person and about half way through the process and in the next three days I bet four other people from the same office called and wanted me to refinance. Now I say if they can't keep up with what's going on in their office what makes me think they can keep my mortgage straight. That's my livelihood they are messing with. For me Texas lending is a big joke with no punchline.

                    I just finished a refinace with Northstar. 2 week from contact to close and they waived the appraisal. Very satisfied with them.

                        Texas Lending was good to us 6 years ago. We did not have a problem and it was a quick process when buying a house. It took less than two weeks from start to finish.

                              If you really want your money back make a compliant to the TEXAS SML department. Just tell them you would told if the house would not make value the appraiser would not do the work. The state takes all compliants very serious. If we get a complaint ( we do not get many) we side with th borrower 95% of the time. Easier to pay the borrower than hassle with the state
